Description
Responsible for the overall management and maintenance of an apartment community, including, but not limited to personnel management, strategic planning, financial management, risk and asset management, leasing and marketing, and outstanding customer service and resident retention programs.
What You’ll Do:
- Manage high-quality on-site staff through implementation of effective recruitment, training, coaching, and development programs
- Effectively perform and document appropriate employee evaluations including, but not limited to performance reviews and corrective action reviews, and termination paperwork
- Conduct routine and effective staff meetings to ensure expectations and goals are clearly communicated
- Effectively maintain product knowledge of the community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge
- Develop and implement an effective marketing plan to drive adequate traffic to the community to achieve occupancy goals; monitor and evaluate the effectiveness of all marketing channels
- Show, lease, and move in prospective residents as necessary
- Review and approve all rental applications to ensure established qualifications are met
- Review and sign all lease documents, and ensure lease files are accurate, both electronic and paper
- Review pricing recommendations per company policy, and ensure leasing staff adheres to pricing guidelines.
- Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments
- Develop yearly operating budgets/forecasts; accurately prepare and convey all operational and financial data, including anticipated expense overages, to the Regional Manager in a timely manner
- Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed
- Analyze and evaluate monthly financial statements. Write clear and concise variance reports to substantiate the analysis
- Monitor customer satisfaction survey input and results, developing strategies to continually improve.
- Manage resident retention and service request follow-up programs
- Monitor an effective preventative maintenance program
- Accurately complete required reports as outlined in the Peak policies and procedures as well as additional reports requested by the owner and/or supervisor(s)
- Perform routine property inspections per Peak policies and procedures to ensure the asset is properly cleaned and maintained, including all amenities, hallways, parking lots, and other common areas.
- Ensure timely turnover of vacant units to achieve minimum vacancy loss and cost-effectiveness of the make-ready process
- Manage property risk effectively by communicating incidents and potential liabilities immediately, and correcting issues on a timely basis.
- Maintain organized and updated files for applicants, residents, former residents, and vendor files that comply with Company policies and as required by law
What You’ll Need:
- A minimum of four years of multi-family property management or hospitality experience highly preferred, including a minimum of two years of managing staff experience
- High school diploma or equivalent required.
- A college degree preferred
- Ability to perform intermediate mathematical functions
- Ability to understand and perform all on-site software functions
